Interest in becoming a real estate agent and broker increased significantly as thousands of people wanted to get a piece of a market that seemed to have no limit. Unfortunately, the real estate bubble has burst, and one of the reasons the real estate bubble has burst is because many people bought homes they could not afford They were anticipating that home values and equities would continue to skyrocket.

After receiving an adjustable rate from the bank, prospective buyers were able to purchase their dream homes only to later discover the true meaning of their contracts. Refinancing the home also played its role in the tumbling of the real estate market. Although home prices and profits have dropped, there are still lucrative ways for people who desire to make money in the real estate market to do so.

Today, the career of being a real estate broker continues to thrive due to the change in market conditions being favorable to buyers. A real estate broker helps a seller sell a property and stands in as the liaison between the buyer and seller. Real estate brokers normally use agents to assist them with selling properties. Buying a home is complex and significant; therefore, individuals usually seek out real estate agents or brokers that can help them with the process.

Some of the Requirements to be a Broker:

The License and the Exam:

Without a license you can't operate. In order to become a real estate broker a license is required. Every state within the U.S. requires that a real estate broker have a license. Only in the case that a property is for sale by owner does the broker not need a license to complete the transaction. DRE

The real estate broker's exam is loaded with questions pertaining to fundamental real estate laws, property laws, zoning and tax laws. Knowledge of the real estate market in their home state and intimate information about their local community proves helpful to a new broker. Brokers taking the exam must have knowledge about legally mandated inspections, repairs, and other post-sell issues that arise after a property is in contract. http://www.bls.gov/oco/ocos120.htm

What's On the Exam:

Real Estate Terminology - The new broker needs to learn the language of the real estate pros. For example, the term "for sale by owner" is often abbreviated FSBO and is a term that future real estate brokers should be aware of when taking their licensed exam. http://www.realestateabc.com/

The Broker Must Be Able to Do the Math! - Other terms on the real estate exam include information on loan rates, adjustable rates, and fixed rate. A good real estate broker will need to know the difference between rates so that mortgage payments can be adjusted accordingly. Some brokers also help the homeowner with the financial details such as being involved in the financing and loan process.

Making Sure the Property Doesn't Harm the Potential Buyer - Properties must be able to meet environmental regulations to ensure the safety of all parties involved in the buying and selling process, and such issues are covered on the exam. For example, a home with black mold (which can kill) is unsellable and a broker should know this beforehand. http://www.justia.com/real-estate/environmental/

A Broker Needs to Learn the Law - On the exam there will be questions on real estate law, and other issues pertaining to the aspects of buying and selling a home. Becoming a real estate broker is not an easy job and entails multiple duties. The real estate broker is expected to participate in all aspects of selling a home including advertisement and marketing, price negotiation, and effectively closing the sale. Although the broker has various duties, each duty is proportionately important when attempting to make an income. http://real-estate-law.freeadvice.com/real-estate-law/

How Much Are Brokers Paid?

Like most independent agents, real estate brokers are normally paid through commission. Depending on the broker and seller's negotiated fees, the commission could range anywhere from five to nine percent of what the property sells for. The higher the price of the home, the more the broker makes which is why appraising properties at higher fees are beneficial to the bottom-line. Another factor that plays an important role in the income of the agent is the competition the broker faces from other agents and brokers in the area. The more experienced and established an agent or broker is, the more likely they will have a larger client base over time.

Becoming a real estate broker is a desirable field because of the broad range of services that can be provided through the broker. Some of the services include appraisals, document preparation, consulting, and even supervising in housing auctions. Many housing auctions are conducted on foreclosed homes. Crowds of people usually gather for auctions that they have found through foreclosure listings.

A good broker knows how to sell a house and market it effectively to a targeted buyer.

The majority of real estate brokers in the market focus on residential properties such as homes or condominiums but these two types of property are not the only kind that brokers can get involved in. A real estate broker has the option to get involved in commercial, agricultural, and even industrial property sales. The type of property a real estate broker manages will depend on their particular interest and expertise.

1 Vote(s)

There are number of ways to solve this problem and it is really good opportunity to showcase your problem solving skills and knowledge of common data structures and algorithms. The most common and well known approach is based on Floyd's cycle-finding algorithm published in the Journal of ACM (JASM), V12, I4 in 1967. The idea is to use 2 pointers first and second initialized to the head. Then traverse the two pointers starting from the head, with first moving 1 node at a time and second moving 2 nodes at a time. If there is indeed a cycle, the nodes will meet inside the loop, otherwise they will reach the tail.

Solution 1. Floyd's cycle-finding algorithm

public bool hasLoop(Node head) { Node first = head; Node second = head; while (first && second && first.Next && second.Next && second.Next.Next) { first = first.Next; second = second.Next.Next; if (first == second) { return true; } } return false; }

We can slightly improve this solution by letting second pointer travel at the higher speed which will significantly improve algorithm execution time for lists with large loops.

Solution 2. Floyd's cycle-finding algorithm (modified)

public bool hasLoop(Node head) { Node first = head; Node second = head; int index = 0; int counter = 1; while (first) { first = first.Next; index++; if (first == second) {return true; } if (index == counter) { second = first; counter *= 2; } } return false; }

Solution 3. Reverse based algorithm.

If there are no requirements on using extra memory and keeping the list in its original state very neat and simple approach can be uses. The idea is based on the fact that if you reverse the list which has loops you will end-up on the head node while if list doesn't have loops you will stop at the tail.

public bool hasLoop(Node head) { Node first=null; Node second=null; Node tmp=head; while(tmp) { first=second; second=tmp; tmp=tmp.Next; if(tmp==head) return true; second.Next=first; } return false; }

2 Vote(s)

"Write a function which will print values from the single linked list in the reverse order in O(n) time. No changes to the list can be made and no additional data structures can be used"

This sounds like a challenging problem, as we can't do any modifications to the list and as we reach the last node there is no way of going in opposite direction. However, if we think about the problem the only thing is needed is to push all values into the stack while we traverse the list and then just print values out of the stack. While we are not allowed to use additional data structures same effect can be achieved by using recursion.

Possible solution:

public void PrintInReverseOrder (Node head) { if (head != null) { PrintInReverseOrder(head.next); Console.WriteLine(head.value); }; }

3 Vote(s)

During this current economic crisis people are more inclined than ever to ensure they are protected against financial loss. The only surefire way to sustain a financial safety net in the case of tragedy is through insurance. In California alone, billions of dollars a year are paid towards insurance. In the case of auto insurance, it is a crime not to have it if you are operating an automobile. Auto insurance agents are continuing to thrive during the recession and researchers are learning that auto insurance is recession-resistant because drivers are forced to have coverage. Automobile insurance is used to protect the costumer from any losses that might result from an accident or collision. In cases of theft, insurance can cover the total loss of a vehicle.

There are many niches in which an individual can become an insurance agent. Some of the more popular niches include life insurance, property and casualty insurance, and auto insurance. There are various reasons why more professionals are looking into the field of auto insurance.

Who is an Auto Insurance Agent? - There is no set background that an individual must have in order to be an auto insurance agent. Auto insurance professionals come from a variety of educational and corporate backgrounds such as marketing, finance, economics, and even creative fields. Although it's recommended, you don't have to possess a degree to be an agent.

Becoming an auto insurance agent is easy! All you have to do is:

1. Be at least 18 years of Age

2. Have 20 hours of prelicensing education. In order to get your 20 hours, you may sign up for courses through the Department of Insurance in your state.

3. Schedule the Examination

4. Pay the Exam Fee. The fee is usually between $39 and $41.

5. Pass the Examination

The Requirements:

Pass the Exam first: An auto insurance agent that hasn't passed the exam is not an agent at all. It is not necessary for an auto insurance agent to have extensive formal education but it is necessary that the agent have the ability to pass a licensure exam. Exam requirements

What's on the Exam?

1. Study information that evolves around the insurance laws in their particular state.

2. The exam will include regulations, insurance fundamentals, and insurance laws pertaining to the state the exam is administered in.

3. Know basic information about insurance as well as a record of the state insurance laws.

Passing the Exam:

It is beneficial to future auto insurance agents to request study guides that will give the individual better guidance on the most important areas that should be studied.

Take the exam over and over if you fail! Most states offer the chance to take an auto insurance exam several times each month, so individuals can schedule a test date that is flexible for them.

How Much Cash Does an Agent Make?

One of the most important questions that potential agents have is how much money they can expect to make once they become licensed and start selling insurance. The basic answer is that a good insurance agent can make as much as they want to make. Some insurance companies will guarantee a certain income for the first few months, and after that period, agents begin to work on commission.

The type of insurance that is being sold also makes a difference in the revenue an agent will generate. Property and casualty insurance agencies typically pay 12-15% commission while life insurance agents pay as much as 100% commission. Insurance agents can make as little as $5000 a year or as much as $1 million per year depending on work ethic and potential clients available. Because of the unlimited earning potential, hundreds of people decide everyday to become auto insurance agents.

Because many agents work for commission, a high failure rate exists when a sufficient income is not pouring in to meet the agent's everyday needs, but those who stay with the business and begin to build can expect to accumulate a great income over time. How much agent can make.

The more clients that an insurance agent can obtain, the more successful their practice will be. One way many agents find clients is through offering a free insurance quote. For example, life insurance agents may offer a term life insurance quote, and auto insurance agents may give a potential buyer a comparison of several quotes to help them make a decision.

Reasons Why New Agents Should Partner with Big Firms:

1. They are given the skills needed to run their own business and the ability to hire and manage their own staff.

2. Major firms have already built strong reputations that new agents can take full advantage of.

3. Big Firms can provide Big Leads.

4. Reduced Risks! There is less of an assumed risk when working for firms like Nationwide, Progressive, or State Farm.

The majority of auto insurance agents do not initially begin their practice on their own. Partnering with larger agencies is often a key to being successful in the insurance field. Some of the biggest firms in auto insurance include, Allstate, Farmers, Geico, Progressive, State Farm, and Nationwide.

Being an insurance agent is an alternative for people looking for a recession-proof job in today's economy. As lay-offs become more frequent, individuals are becoming more inclined to go into business for themselves and becoming an auto insurance agent provides an opportunity. In today's economy more people are making sure they have taken the necessary steps to protect themselves against damaging events.

The prospect of steady income has become more unpredictable due to a global recession and the income that is acquired must be protected from unexpected events. Insurance provides the financial security that many feel they are losing. By having an insurance policy people are better able to reduce financial risks and protect the assets that they have.

1 Vote(s)

Chances are that you will not have a connection with an individual, but with a process... and it is the process that needs to be respected and adhered to. Federal agencies are slow. They are slow to move, slow to respond, slow to change... and that also needs to be acknowledged and respected. The agency holds the ball, the agency defines the process and the agency issues the rules. Deadlines are meant as ‘law’ for the receiver-of-services, and as guidelines for the agency. The final challenge of working with a federal agency is that everything could change tomorrow.

1 Vote(s)

Strategic Statement: This response does not need to be a specific situation, but rather a statement of your perspective and strategy.

Sample Response: The customer’s satisfaction is always a priority, and that priority needs to be reflected in the way in which you work with a client. Generally, dis-satisfaction is caused by the customer’s needs not being met. Those needs to be addressed. Was there an unmet expectation? Was there a problem with service or quality? Was there an unkept assurance or promise? After assuring that the client’s needs are addressed, I need to also remember that not everyone is going to be satisfied. There are some clients that we are just not going to be able to please. If we come to an impasse, the two options to consider are whether we try again or part company as friends.

2 Vote(s)

Strategic Statement: How well do you receive criticism/feedback?

Sample Response: I am always looking for feedback. People, jobs, expectations... all of these things continually evolve. I rarely expect to do the same job the same way twice. I need to be aware of the countless variables that may be in place. I was once advised to be more succinct in my gramt proposal narrative writing, and pay less attention to detail. The advice came from a federal grants officer, so I honored their recommendation!

3 Vote(s)

Strategic Statement: The interviewer may want to know how you go about solving problems.

Sample Response: I am a fan of employing the scientific method to thinking-out problems and coming up with potential solutions. The first step is to simply state the observation of the problem, from which you can form a hypothesis as to why the problem exists. The hypothesis needs to be ‘tested’ (either activity-based or research-based), and from those test results a solution can be arrived at. I once had a class full of students who could not arrive on time. My hypothesis was that parking was a problem. Either the location of the class was in a congested area or the scheduling for the class was at congested time. Both seemed to be a factor, and moving the location of the class was something that was relatively easily accomplished. Problem solved!

3 Vote(s)

Strategic Statement: The interviewer is not interested in a specific situation, but in your managerial strategies.

Sample Response: Conflict is often rooted in mis-communication. If the conflict is team-wide, than efforts need to be made to clarify goals and expectations to the team-as-a-whole. The idea of singling-out an individual member in hopes of developing some sort of alliance only works on bad reality television. I always lead with the assumption that I have not been as clear as I need to be.

3 Vote(s)

Strategic Statement: This is a very subjective question, and any numerical response would be near meaningless. Think creatively about how you can take a question like this and turn it to your advantage (making your response memorable).

Sample Response: No matter the project or the environment, I realize that I am a part of a team. As a part of a team, whatever ‘ethics rating’ I give myself is somewhat reliant on the ratings of others as well. So... let’s consider ourselves a team. I’ll give myself a ten, add to that the rating you give yourself and divide by two!

2 Vote(s)

Strategic Statement: This is framed as a personal question. It may or may not be appropriate to cite business strategy or leadership titles... this might come across as bravado (and unless you were very familiar with the specific author or philosophy you could set a trap for yourself). Do you read? Why do you read?

Sample Response: I have been reading since I was about seven years old. More and more I find myself returning to things I’ve already read and re-reading them. It’s a great way to inventory how much you’ve changed and matured. There are some books that now seem childish and juvenile, that perhaps were once enlightening and humorous. The last book I read was Huckleberry Finn. I find that I focus more now on the author’s voice then I do on his caricatures and plot. Mark Twain was a tremendous social commentator and critic, and Huckleberry Finn offers insight that is still applicable today.

2 Vote(s)

Strategic Statement: Many hypothetical questions are designed to give the interviewer a better peek at who you are on the inside. Use this opportunity to illustrate a point or further explain your work ethics or philosophy-on-life.

Sample Response: I remember as a child going down to the train station every evening. We would meet Dad on the 6:35 out of New York City. Night after night I would see all these unhappy commuters getting off the train, and I knew that I never wanted to be that way. I believe that personal satisfaction (in the job your doing and in a job well-done) is absolutely vital. I wouldn’t mind starting-up a company that could somehow inject that spirit into everybody... but I’m not sure that I’d be happy doing that!

2 Vote(s)
